Industrial / Commercial

Industrial/commercial covers a broad range of projects, some of which require varying levels of security. Our industrial security implementation plan ensures our employees and subtrades obtain all required clearances.  This affords Westwood the opportunity to work on projects at both Headingley and Stony Mountain Correctional Facilities and with added Reliability Clearance Status for each employee we can perform work on Public Works and Defense Construction projects.  We have likewise completed many successful projects in shopping malls, casinos, warehouses, stadiums, fire & police departments, courthouses, concert halls, agricultural facilities, powerhouses, and in many other public and private facilities.

Stony Mountain Institution Unit 6 MechanIcal Upgrades

Stony Mountain Institution is located in Stony Mountain, Manitoba.

This project consisted of renovation of the Unit 6 building consists of installing new fan coils and replacing existing control dampers and damper actuators with new control dampers and new actuators.  This renovation included installing of new conduit and fibre optic cables to connect Unit 6 and the Works Building to the central DDC system. This work included demolition of all existing systems that are being replaced.  There was both interior and exterior work to the ventilation for exhaust fans.

Additional precautions were required for working in a maximum-security prison building. Scheduling involved being ready to work at all time with all the tools and materials required for the days work. Special plexiglass hoarding was built to separate the workers from the inmates. Daily checklist were produced for each day with all tool being inventoried for the day. Inventories were taken at the start and end of each shift. Workers were not allowed to leave the facility to receive addition product during a shift. Scheduling the set up and take down of the hoarding wall was done daily.

Kildonan Place Shopping Centre Expansion

The Kildonan Place Shopping Centre expansion included zoned renovations and addition to the existing mall; including a Cineplex; food court and the Save On Foods fit-up.  

With the changing environment due to COVID, changes on this project were numerous, with the deletion of the food court and addition of the Cineplex. The specified roof top units were changed and well as other mechanical service rough-ins to accommodate future tenants. Challenges involved the length of the project due to the many changes, working on a small jobsite footprint caused stacking of trades, working during bad weather and under COVID protocols. 

We worked with the Project Mangers to lessen the risks of slippage by adhering to strict schedule and providing crews during the evenings. COVID risk was minimized by doing checks prior to coming on site and formal testing if individuals were A symptomatic

Central Powerhouse Boiler and Condensate Tank Replacement

The Central Powerhouse on Memorial Boulevard in Winnipeg required a boiler and condensate system upgrade. Asbestos abatement was done prior to actual work on the site commencing. The condensate/boiler feed pumps were individually shut down in a progressive method to ensure the system was always operating. Each pump replacement included isolation, disconnection of piping, electrical and controls, removal of the pump, base preparations, installation of the new pump and reconnection of electrical and controls. The new summer condensate tank was installed including the overflow, drain down and relief piping and piping connection from the tank outlet to pump inlet system. Systems were rerouted into the summer tank and the old tank was removed. A new permanent tank was then installed. Previsions were put into place for a new propane ignition system and revisions were done to the existing control system. The existing boiler was replaced with associated ladder, catwalk and handrails/guards and new chimney/breeching.

The challenges of this project were delivery led times on equipment and monitoring seasonal loads. The schedule was prepared to allow for the work time lines that had outside temperatures required for boiler set-up.

Cooling Tower Replacement

The project involved the demolition of the existing Penthouse cooling tower at 1661 Portage Avenue in Winnipeg, and replacing it with new. The new cooling tower had to be craned to the top of the 10-story building and through a modified wall opening. Pumps, piping etc. in the basement level were demolished and new equipment was installed in a revised location. 

Changes on this project included provision for a future heat exchanger, conduit replacement, existing electric starter repair and cooling tower repositioning due to site conditions.   

The major challenge recognized at the start of the project was the limited time frame to complete work during the shoulder season.  Work had to commence and be complete during 1 shoulder cooling season as tenants required HVAC. As work was near the airport and craning was to the top of the building, clearance was required with the Airport Authority. A plan was submitted and approved. Work had to be scheduled in such a way as not to disturb the building occupants. Crews worked during off business hours as much as possible.
